WHO WE ARE
Chris and Krysten Italiano began their involvement in the Design and Construction industry in 1983. Both are graduates of The Ohio State University with Bachelor of Science degrees in Business Administration and Industrial Design. Chris directed multiple specialties for three major production and custom home building corporations. Krysten's experience originated in the commercial design and construction management industry. Chris' passion for building and Krysten's sensitivity to spacial planning made the perfect mix for a venture in custom home building.

Through the years, Chris and Krysten noticed the successes and short comings in the home design and construction processes. Success was characterized by setting clear goals and expectations with constant communication and attention to detail while staying within the budget and on schedule. Chris and Krysten strongly believe that a successful construction project needs to be well organized and process driven. Of equal importance is the understanding of what makes a successful design. A successful design needs to be thoughtful and sensitive to how people will actually live in and utilize their space.

   We work hand in hand with each client in a collaborative design process to develop the design parameters, budget, and schedule. We also layout the project process for the client so that they know what to expect and what decisions and selections need to be made and when. Weekly reviews of project budget and schedule also help keep the lines of communication going at all times.

He has a strong grasp of structure and a passion for creating beautifully crafted architectural details. This partnership allows C.S. Eliot to showcase custom interior features such as paneling, columns, mantels, and extraordinary stair systems. Our homes also feature unique, highly functional, furniture grade cabinets. Each kitchen and bath is custom designed to meet the individual tastes and needs of our clients.

9. Importance of Budget
   A key to maintaining a construction budget is to have a clear project scope prior to the commencement of any construction. If our architect is used to create your plans, C.S. Eliot is intimately involved every step of the way in deriving your homes design details and helping to determine construction techniques. If you come to us with a set of architectural plans, our experience in reading architectural plans and knowledge of modern construction techniques and materials helps to lay the groundwork for a clear definition of scope. C.S. Eliot's experience with working with our trade partners allows us to procure accurate bids and control expenditures. Occasionally our clients' needs or desires change during the construction process. We will work with you to communicate if and how any change will affect your budget prior to implementation of the change. C.S. Eliot conducts a weekly budget review with our clients so that there is a continual check and balance system in place.
