The design and construction process is a complex, multi-phased, dynamic series of events as each project has its own uniqueness, constraints and goals. There is, however, some consistency to the order in which tasks should be accomplished and this consistent process helps ensure the success and quality of each project.
C.S. ELIOT PROJECT PROCESS
- Project Program
This is a systematic organization of life-style, architectural, structural, mechanical, electrical, and budget criteria which influence the design and decision making of the home building project. During this phase we will define the scope of the project, help locate and evaluate a home site if needed, develop an architectural program, analyze functional relationships, and establish initial budget goals.
- Home Design
- Schematic Design: We will provide you with a design guide that will help to establish general space requirements and room relationships that help to develop preliminary floor plans.

Design Development: At this time we will refine the schematic drawings and specifications which will define the forms, sizes, mechanical systems, and materials to be utilized in the project. During this phase we will identify special design features that will affect the aesthetics or function of the space. If necessary we will work with neighborhood commissions for design approvals. You will also start to make general decisions on finishes while technical coordination with the architect and engineer will begin. At this point, a refined project cost will be established.
- Construction Documents: The Architect will develop construction drawings and we will refine material specifications that detail the standards of construction and workmanship. At the completion of this phase we will have detailed architectural floor plans and elevations and begin to detail all of the cabinetry, casework and finishes. Actual bids from our tradesmen will begin to be collected for further cost refinement.
- Construction:
- Construction Planning: A comprehensive construction plan and schedule will be created and the home site will be prepared. Any long lead time items will be put into production. We will also establish a weekly construction meeting time with you.
- Construction: Chris will personally meet with you weekly to discuss the results of the current work in process and alert you to upcoming work or necessary decisions. This is a very interactive process.
